Case Description

Breaking the boundaries of traditional office environments, we have designed and built a deeply integrated smart office ecosystem for the Unicenter Business Center—one that encompasses agile co-working zones, executive meeting rooms, scenic workstations, and high-end multifunctional conference halls.

As a high-standard business complex, Unicenter faced a core challenge: reconciling the demand for “maximum space efficiency” with the “diverse requirements of its tenant base.” The client’s pain points were evident: traditional fixed-layout workstations could not accommodate the flexible lease terms required by tenants ranging from startups to multinational branch offices; furthermore, the public areas—characterized by monotonous material textures—lacked the sophisticated aesthetic necessary to project the professional prestige expected in a high-end business setting. Additionally, the extensive use of stone surfaces and hard ceilings within the project created a noisy indoor acoustic environment; employees frequently struggled with distracting echoes during business communications, highlighting an urgent need to resolve the dual challenge of enhancing spatial quality while ensuring functional compatibility.

We implemented a comprehensive solution that integrated multi-dimensional spatial adaptability with acoustic design. For the curved collaborative workstations and modular executive desks featured in the accompanying images, we deployed a concealed power and data management system, ensuring that workstation configurations could be reconfigured within minutes to adapt to changes in tenant headcount. To address the persistent acoustic issues, we embedded honeycomb-structured sound-absorbing substrates—layered with imported eco-friendly fabrics—into the partition screens of the open office areas and the interior walls of the shared booths. By utilizing the furniture’s own surface finishes to absorb excess ambient noise, we achieved a measurable reduction in decibel levels without altering the building’s original structural framework. To elevate the overall aesthetic quality, we extensively utilized nano-coated stain-resistant panels and matte metal edging techniques, ensuring that the furniture maintains a pristine, fingerprint-free, and fade-resistant visual appearance—even under conditions of high turnover and intensive use.

Feedback from Unicenter’s management team indicates that this customized solution has significantly enhanced the business center’s appeal to prospective tenants; the diverse range of workstation configurations has resulted in a year-over-year increase of over 20% in revenue per square foot.
